Owners/Renters

If you are a renter or rent your unit out, here are a few things to keep in mind:

• An owner must occupy their condo for at least two years before leasing their property.

• Leases must be for an initial period of one year.

• Owners must submit an application in writing to the Board of Directors for approval before renting out their unit.

• All Leases should include clauses for no smoking, no pets and occupancy restrictions based on the number of bedrooms.  

• No smoking is allowed anywhere in the Vineyards.

• New renters after 3/21/16 may not have pets. Existing renters as of 3/21/16 may keep their current pets.

• Occupancy limitations:
  • 1 bedroom units - 3 occupants
  • 2 bedroom units - 4 occupants
  • 3 bedroom units - 5 occupants

• Owners are responsible for their renters' actions.

• Owners are responsible for making sure their renters are provided with CC&R's and the Rules & Regulations.

• Owners only (not renters) are permitted at monthly Board meetings.

• All requests must come to the Board through owners.

• Residents only have use of the swimming pools and Clubhouse. Non-resident owners do not have privileges

(CC&R's and Operating Rules take precedent. Please refer to them for clarification.)
